Dubai: Brand residences cost 40% more than non-branded real estate

Introduction to Dubai’s Brand Residences

The influx of millionaires into the UAE has ensured that the demand for brand residences in Dubai remains strong. These residences have a significant bonus, with the average price per square foot at 3,779 dH being 40 percent more than non-branded houses.

Concentration of Brand Residences

According to a study published by Morgans International Realty, the majority of brand residences are concentrated in the city center, with 21 residences, followed by Business Bay with 17, and Palm Jumeirah with 16.

Upcoming Developments

The report also states that 90 brand residences will be under construction in the coming years, comprising 30,384 units. Additionally, around 54 brand projects have already been completed, offering 18,100 units.

Market Trends

Brand residences managed by hotel operators now make up 38 percent of the overall market, showing an increasing preference among global millionaires for privacy in residential areas paired with five-star service. Dubai’s brand residences are no longer a niche product, but rather a globally recognized wealth class, driven by an accelerated influx of global prosperity and a growing demand for lifestyle-integrated living.

Sales and Pricing

In the first half of 2025, 12 new brand projects were recorded, bringing 5,510 units to the market and increasing the city’s entire brand inventory to 48,474 units. The highest price per square foot was 18,294 dH, while the most expensive unit, sold for 164 million DH, was located in Jumeirah Asora Bay.

Top Performing Areas

Dubai Marina saw the sale of 1,320 brand units, with a sales value of $889 million (3.3 billion DH), while Downtown recorded the sale of 773 brand units, with a sales value of $1.55 billion (5.68 billion DH). Aman Hotels & Resorts made its debut in the Dubai brand residence market, becoming the most expensive brand property, with an average price per square foot of $3,593 ($13,195).

Attracting Millionaires

According to Henley and Partners, the UAE is expected to attract around 9,800 millionaires this year, maintaining its appeal among the rich worldwide. The inflow of high-net-worth individuals is a key factor driving demand for brand and luxury properties in Dubai.
