Rental Prices on the Rise in Dubai

The rental prices for studio and one-bedroom apartments in several areas of Dubai have increased due to a surge in demand. This rise is attributed to the authorities’ crackdown on the illegal division of apartments and villas. Prior to the crackdown, many tenants lived in overcrowded rooms, often sharing single rooms or partitioned units.

Increased Demand for Legal Units

Since the authorities began enforcing regulations, landlords and owners have tightened their leasing practices, favoring families and corporate tenants. As a result, the demand for studios and one-bedroom apartments has increased, leading to a slight rise in rental prices. The campaign by the Dubai municipality has brought more transparency to the market, making it more challenging for tenants to find affordable options.

Market Adjustment

In some areas, there is an oversupply of larger units, which has put slight pressure on rents for these properties. However, the demand for smaller, legal units, such as studios and one-bedroom apartments, has led to stable or slightly increased rents in legal buildings. The elimination of illegal units has reduced the range of affordable options, making it more difficult for tenants to find cheap alternatives.

Enforcement and Its Impact

The Dubai municipality and Dubai Land Department’s crackdown on illegally modified properties began in June, targeting areas such as Al Rigga, Al Muraqabat, Al Satwa, and Al Raffa. The enforcement is expected to boost demand for rental units in certain areas, as previously shared units will now require individual tenants. This shift is likely to lead to an increase in rental prices, especially for smaller units.

Shift to Other Emirates

Many displaced tenants are likely to move to cheaper areas on the outskirts, such as Al Nahda or other Emirates like Sharjah and Ajman, where rents remain relatively lower. Sharjah, in particular, has seen an increase in rental prices, with some areas recording a 10-20% rise in rents within months. The availability of cheaper apartments has decreased, especially near the Dubai border, making it challenging for tenants to find affordable options.

Positive Impact

Despite the challenges, the crackdown has had a positive impact on both landlords and tenants, promoting legal rental practices and improving the standard of living. The shift towards short-term leasing has become more common, with many former Dubai tenants moving to Sharjah due to the more lenient laws and lower rents. Overall, the enforcement has brought about a much-needed change in the rental market, making it more transparent and regulated.
