Luxury Homes in Fort Lauderdale

To reach the higher end of Fort Lauderdale real estate listings, a few things are a must: water on at least two sides and the ability to dock a yacht of considerable length next to the house. Ideally, the home should be newly built or renovated and have enough space to host large waterfront events and soirées.

Characteristics of Luxury Homes

Private pickleball courts, a garage for car collectors, even a two-story flat screen visible to passing boaters – all nice touches that can drive up the asking price. These are the defining characteristics of Fort Lauderdale’s newest luxury homes, with top listings ranging up to $49 million. A new contender for $65 million is coming in November.

Luxury Properties

One of the luxury properties is a 15,000-square-foot "resort-style" home with eight en-suite bedrooms, including two master suites. But this isn’t just a place to sleep – it’s a party palace with huge entertainment areas, including eight bars, a wine cellar, and a rooftop terrace. The property also includes two pools, two hot tubs, an outdoor amphitheater, and 300 feet of waterfront.

Price Points

Price points have increased significantly over the last two years. The wealth migration has been huge, with people physically moving their families and wanting something comparable to what they’re used to in California, New York, and Connecticut. According to recent data, the average sales price of a luxury home in Fort Lauderdale increased 20% year-over-year to $3.65 million in the third quarter.

Ultra-Luxury Homes

The supply of ultra-luxury homes is finally catching up, with 19 single-family homes priced at $10 million or more hitting the Broward County market in September, compared to none the year before. The record for the most expensive home sale in Fort Lauderdale was set just last year, when a waterfront estate sold for $70 million.

Most Expensive Properties

The most expensive single-family home on the market is a newly constructed 10,000 square foot building designed by architect Max Strang, asking $49.99 million. Located on a private peninsula, this property has 740 feet of waterfront on three sides — enough to easily dock a 150- to 200-foot yacht. Due to the cantilevered construction of the house, it appears to float above the water.

Other Luxury Listings

Other luxury listings include a massive 13,000 square feet property, including its two-story guest house, asking $42.5 million. A three-story residence features high ceilings, custom cabinetry, smart home technology, four fireplaces, six bars, and a commercial elevator, asking $45 million. A three-story waterfront property with a rooftop deck above, seven bedrooms, and expansive Intracoastal views is asking $39.99 million.

Conclusion

Fort Lauderdale allows you to own larger properties and more land because Palm Beach and Miami have very low levels of ultra-luxury inventory. With its unique characteristics and luxurious features, Fort Lauderdale’s luxury homes are attracting high-net-worth buyers who view the area as a relative bargain compared to other luxury markets.
